New land proves to be the perfect location for a successful convenience store.
Cumberland Farms, the Rhode Island-born, Massachusetts-based convenience store chain with nearly 600 stores in 11 states, has added to its new store list.
Earlier this year, the chain acquired 1.3 acres of land at the corner of Cromwell Avenue (Route 3) and France Street in Rocky Hill, Conn. from two subsidiaries of New England Retail Properties, Inc. for an undisclosed purchase price. This land will be home to the newest store in the chain.
The subsidiaries, Rue de France, LLC and 741 Cromwell Ave., LLC acquired the properties almost 10 years earlier initially intending on constructing an office building on the site. That changed almost immediately after a traffic signal was installed at the intersection and demand for retail became much more intense. The desirability of the site as a convenience store was based upon several factors, not the least of which are France Street leading into a dense residential area, Route 3 being a six lane state highway with an average daily traffic count exceeding 24,000 and finally, the intersection became signalized, all of which created an incredibly strong location for this type of use.
In addition to Cumberland Farms offering any size coffee for just 99 cents and competitively-priced gasoline, new state-of-the-art stores feature freshly prepared hot sandwiches, a shake machine, no fee ATM’s and a clean, well lit modern c-store.
New England Retail Properties Inc. a Wethersfield, Conn.-based commercial real estate retail brokerage and development company was founded in 1987 specializing in landlord and tenant representation as well as build -to-suit construction for premier retail tenants.
