Thomaston Land Co. has added a fifth convenience store property to its sealed bid sale offering.
A new site has been added to the sealed bid sale from Thomaston Land Co. The company is offering to sell six properties in Maryland and Pennsylvania, and the most recent property that has been added to the list of properties is located at 22352 PA-68 in Clarion, Pa. NRC Realty & Capital Advisors LLC is coordinating the offering and sale of the properties.
The newly listed property includes a 1,692 square-foot Convenience Store with gas, which is located on a 13,988 square-foot lot. This location currently offers BP fuel.
All sealed bids must be received by NRC no later than May 3, 2016, at 3 p.m. Central Time.
Five of the properties that are being offered for sale include as convenience stores with gas and are currently operating, and one property is offered for sale as a former quick service restaurant. All of the properties are offered with the fee interest in the real property. All properties include furnishings and equipment owned by the seller. Equipment leased by the seller or owned by third parties will not be sold with the properties and will be removed prior to closing. All convenience stores and the quick service restaurant will be sold unbranded.
The gas properties are being offered with or without fuel supply and bidders may make their offers according to their preference. Although offers without fuel supply will be entertained, the seller’s preference is to sell the gas properties subject to the seller’s fuel supply agreement. Gas properties are sold with the fuel brand.
Gas properties will be sold with 10-year fuel supply agreements with fuel priced at rack plus one cent, plus freight and taxes. Terms and conditions of fuel supply will be subject to credit approval, and the amount and type of collateral that the supplier will require to be posted by the purchasers of the gas properties will be dependent upon the creditworthiness of the purchasers.
