Sheetz is planning to continue its growth with a new gas station and convenience store in Allegheny County, Pa., but is facing a long road, the Tribune-Review reported.
The c-store company proposed a store that would be located in the East Oakmont section of Plum, Pa., which may be brought before the planning commission for consideration in the next several months.
T.D. Holdings LLC of Cheswick, Pa., the developer of the proposed Sheetz, submitted a bid for $67,999 to Allegheny County, Pa., to buy about three-quarters of an acre of property at the intersection of Hulton Road and Coxcomb Hill Road (Route 909).
T.D. Holdings and Sheetz officials plan to build a new gas station, complete with a convenience store, outdoor seating and a car wash at the intersection where the land is located.
T.D. Holdings already owns the 3.5-acre parcel of property where the Sheetz is proposed. The company bought that section of land in 2006 for $500,000 from Sue Cafardi. Earlier this year it said the plan includes building the Sheetz on 1.7 acres of the property and future development called for a bank and small retail buildings on the section of property between Hulton Road and Eastern Avenue, the Tribune-Review reported. In January T.D. Holdings offered $5,000 for the additional three-quarters of an acre of property.
In June Lorna Irvin, owner of Doone’s Inn offered $6,000 for the same property, saying she opposed the Sheetz c-store taking over and developing the land.
Nearby residents also oppose the plan for a Sheetz, citing the potential for noise and light pollution, increased traffic, environmental impact and lower property values.
An appraisal placed the value of the property at $27,000 and T.D. Holdings outbid Irvin.
The Sheetz proposal was set to appear before the planning commission in May to seek site plan and conditional use approvals for the project, but T.D. Holdings postponed its presentation before the planning commission, after the property issue arose, Plum Borough Planning Director Greg Bachy told the Tribune-Review.
