Casey’s General Stores Inc. has plans to purchase a long-vacant lot on East 10th in Sioux Falls, S.D., allowing it to develop a 
convenience store and gas station that could span an acre, Sioux Falls Argus Leader reported.
Communication Service for the Deaf has owned the city block across from its campus, since 2002 and the property has been for sale since 2008.
The project depends on several of factors, such as approval of the conditional-use permit, said William Walljasper, senior vice president and chief financial officer for Casey’s. So far, a purchase agreement is in place for Casey’s to buy the entire block and Casey’s also has filed a conditional-use permit with the city planning commission to develop part of the block at 1901 E. 10th St. The entire block is zoned C-2 for general commercial.
Casey’s has five other convenience stores in Sioux Falls. Walljasper said the proposed store on East 10th, with about 3,700 square feet, would be different from its existing stores and include a made-to-order sub shop, an expansive coffee bar, self-serve ice cream and a more modern look in addition to traditional offerings, and would include a sit-down area for people to eat. The location would allow Casey’s to sell alcohol within 500 feet of a campus.
If everything goes well, Walljasper said the company could begin construction this spring.
